Moving Checklist: All You Need to Consider

Whether you are moving from another city, the suburbs, a home you own or a home you rent, moving in Singapore can be daunting. If you are new to Singapore, not only do you have to try to quickly understand the different neighbourhoods, the ease of traveling to and from work, the different types of properties available, but you also have to navigate the actual rental process – finding an agent, understanding common terms and practices.

If you are not necessary new to Singapore but moving from one type of home (i.e. condo) to another (i.e. landed property), you might also feel a bit unsure if you’re asking all the right questions. Sometimes, when you’re in the process, you forget to ask about the noise level because you are focused on making sure your pet is welcomed.

Because it’s much easier to alleviate potential headaches right from the start (rather than discovering a problem after you’ve signed on the dotted line), below is a checklist/list of questions for you to consider during your home search.


Regarding the property itself:

  • Close to work?
  • Close to children’s school?
  • Close to MRT?
  • Close to bus stop?
  • Close to banks, grocery stores, hospitals, parks?
  • What facilities are offered?
  • Are you facing out to busy (noisy) road?
  • Does it afford you the privacy you require?
  • Which rooms get direct sunlight and when?
  • How old is the building?
  • Is it well maintained?
  • Do you have enough space?
  • Do you need to budget for furniture?
  • Is their adequate security?
  • On a high floor or low floor? Can balcony grates be installed?
  • Are pets allowed?
  • Are their many children in the condo/neighbourhood?


Things to ask your landlord (be sure this information is answered directly by the landlord and not your real estate agent):

  • How and when should rent be paid (bank transfer, check, cash, etc.)?
  • What are the landlord’s rules regarding pets? (Especially if you are renting furniture)
  • How many spare keys are there? Does the landlord have one?
  • Is use of all facilities included in price of rent or are there extra fees?
  • Are utilities included in rental price?
  • What are the rules regarding breaking the lease?
  • What are rules and regulations regarding painting, hanging of art, minor renovations?
  • Who is responsible for maintenance of air conditioning, appliances, pest control, gardening and parking (if applicable)?
  • Do they have numbers for preferred maintenance people?
  • Does the landlord live close by and do they want to be notified for minor maintenance issues?
  • What is the procedure for garbage removal and recycling?
  • What are the conditions in which you will have your security deposit returned?
